  1. The roof that overhangs the property line would have to be removed if you choose the renovation option. There may be other zoning infractions that have the be dealt with like setbacks or lot coverage which would make renovating challenging. If you rebuild, you may not be able to have as large a footprint.

  2. Yes, this will definately make things more complicated. As it is a corner lot and on Front Street the setbacks are quite large. I know the wall closest to the lake on the left already encroaches the setback. Do you by any chance know how difficult it is to combine two seperate lots, say if you wanted to make a duplex or larger home?

  3. I believe you can build across two lots without joining them into one as long as you own them both. Of course if you wanted to sell them off independently then this would not be possible. You would have to check at the land titles office to be sure.
